With the rapid development of the real estate industry, the real estate business were showing diversified and complicated trend both in project development model and the types of products in development. How to carry out scientific and rational tax planning, to lower the cost of paying taxes, have already become the key factors of real estate business's healthy and stable development.In this paper, using Qogir Real Estate Group as the study subject, we focused on its development project characteristics, combining with actual examples, to study on two levels of both the group and project respectively on tax planning, including research projects at village level, with both first development stage reconstruction and secondary stages of development are described. The study on group level mostly points out that tax planning should first consider its importance that leaders deemed, the quality of personnel, team collaboration, advanced planning, resource utilization and other factors, and gradually establish "large and thorough" model of real estate development group, to rationalize the distribution of related "satellite type" industry, the company can make the land value-added tax and income tax "two becomes one", through the transfer of profits to reduce tax burden and achieve maximum benefits of tax planning group as a whole; Reconstruction of the first development stage in the village level, regarding the business tax related to the self-built housing, land value-added tax and enterprise income tax, that the key points of tax planning is to advance good business model, investment patterns and the arrangements of operation mode. According to the different requirements of government planning and the results of consultation with the village committee views during the resettlement process, discussed independent development of moved-back houses, external purchased affordable housing, to accept the three specific program planning of Government commissioned housing, and expected planning results of the three options listed, by way of examples calculation comparison. At the Second development phase of the project, we carried out a discussion of tax planning program, based on the whole flow of project and land acquisition aspects, financing aspects, development and construction aspects, project completion, acceptance, settlement areas, pre-sell links, rental links, liquidation completion, property management, to maintain tax-related aspects of each stage. Tax planning should pay attention to risk control, establish risk awareness, accurately understand and grasp the tax law, always pay attention to tax law changes and initiatives to enhance communication regarding taxes.Taxes involved in the real estate industry are the most complete, also involving the most extensive aspects; real estate business taxes are becoming more complex, and must be regarded with a strategic and forward-looking attitude. With the constant improvement of market economy, tax planning will become an important part of real estate business development and management, as well as decision-making..
