In recent years,with the accelerating urbanization process in China,urban villages haveattracted the attention of people as a special settlement of city.Urban village reconstructionreceives high attention of governments at all levels.In order to promote urban constructionand sustainable economic development,and improve residents living environment of the urbanvillage,urban village reconstruction boom across the country.There are many studies related tourban village reconstruction.However,urban village reconstruction is not simply to destroy theold and build the new,it is for the Integration of stock land resources effectively under theunified planning of the city.The essence of which is to adjust the relationship of thegovernment,villagers and real estate development enterprises so that achieve the interests ofbalanced game process.It is the results of further development of urbanization or promoting toa more advanced stage,and it is a inevitable trend from denotative expansion of early toconnotative development of the late.Urban village reconstruction is a complicated systemengineering,which involves many factors,especially the land degeneration and transformfunds.Both of them have always been two big problems about whether the reconstruction canbe practiced smoothly,and money is priority.Since launched city village renovation work inSeptember2004in Wuhan,municipal government has regarded urban villages and urbanrenewal as an important measure of practicing the scientific outlook on development,buildinga harmonious society,and promoting the construction of"two type society"Nearly threeyears,the release of land resources from urban village transformation has became the mainsource of real estate development land supply in Wuhan."Fusion technology co.,LTD."has theremarkable representative in this area,so this paper is based on the fusion as a case study.On the basis of some scholars research,this paper simply introduces the causes of theurban villages,definition, main characteristics and the system of rural collective land in ourcountry,state-owned land way and the reality of the urban village reconstruction needs andtheoretical basis,and detailed introduces the historical development process of urban village reconstruction work of Wuhan,also make some suggestions about the current transformationpattern.Finally it is proved that abundant urban village reconstruction financing channels topromote the breakthrough of work the final foothold is financing channels is the break-pointto promote urban village reconstruction work.The most of paper introduces the financing wayand current situation of involved in transformation of village inside city real estate enterpriseand the difficulties of facing.For now,China’s real estate industry development funds mainlyrely on bank loans because of the lack of other financing channels.The real estate industry isso excessive rely on banks that lead to the whole industry and the real estate market has greatrisk.As the further tightening of bank credit to real estate industry in our country,the estateindustry financing is more difficult.Disadvantages of the traditional financing channels arealso gradually exposed,even affect the entire real estate industry’s healthy development.So itis very important to actively explore new financing channels and maintain its steadydevelopment.But for the moment urban village reconstruction funds mainly come fromfinancial investment and based on the local financing platform an bonds and bank loans.Itgives the government huge debt pressure.In this case,to explore the local governmentfinancing patterns of innovation,and to promote real estate development enterprises toparticipate in urban village reconstruction,broaden the financing channels,has importantpractical significance.The second half of the paper puts forward several ideas to perfectfinancing channels and ways of participate in the transformation of village inside city realestate enterprises,and conduct detailed comparative analysis for seeking more optimization ofthe financing channels,to better serve the urban village reconstruction.
