:Land price is an important signal of reflecting the extent of land scarcity. According to it,the nation develops a management of the land market and draws up a land macro-control policies.Therefore,it is important to appraise land price by rule and line.At present,the ideology and method of land appraisal are not mature.Some reliability of appraisal is still lower.So that,land market was forced to search for a scientific and effective method to solve these problems.lt will be good for land appraisal circle to develop soundly.The study is based on how to solve the problems above.Market comparision approach,which is the most selective method in land appraisal,is chosen to be studied. On the base of the detailed analysis of the theory of the market comparison approach.Some problems in the appraisal process are solved in a scientific and modeling way.This paper has carried out these following studies:(1)Analysis every step of the market comparison approach,point out the key point and the problems in its process,and also present concre proposals for improvement.(2)The Analytic Hierarchy Process and the Grey Relational Degrees are combined to count the weights of the land price factors.And the calculation is carried out by Matlab software.Therefore,the objective and scientific properties of the determination of weights are improved.(3)The Exponential Smoothing method is used to calculate the price level of land.And the accuracy of the calculation is increased by the evaluating the weights of the time list data.(4)The determination method of the weights of the cooperation cases is created on the base of adding the weights and marking.And the weights are determined by comparing the similarities between the comparable case and the estimated land.Thus,we can receive an more scientific and objective result.
