Land price is an important signal of reflecting the extent of land scarcity,is the nation develops a management of the land market,and is the foundation that draws up a land macro view to adjust to control a policy. Accompany with the development of economical social,the land market is gradually maturing with perfect,market entities in carrying out land transfers,leasing,mortgages and other economic activities,access to the objective requirements of the open,fair and justice land prices.The market comparison approach is one of the basic methods of land evaluation, the critical step in application of market comparison approach to valuation of land is to amend transactions,the transaction date,regional factors and individual factors of comparable example. Generally speaking,the amendment of transactions,the transaction date is easier to grasp,for the amendment of regional factors and individual factors,the equal factors comparisonin is usually used in the current assessment of the practice,without considering the influence factors of interdependent and feedback,because of some defective in the method,there are a large gap between the evaluation value and the transaction value. Based on the land evaluation and analysis of analytic network proces theory basis,according to the defects in the amendments to the weight of the market comparison. In this paper,the analytic network process method is introduced into the market valuation process of comparative law. Establish the land evaluation model based on the analytic network process. The key step is to select the impact factors of land prices,establish the network structure which can interact and feedback. Comprehensive analysis of various factors of interaction to strike a standardized weight by using"super matrix". The prices of the land to be estimated is calculated by weight method at last.This text takes 43 different use lands in Wuhan City as a case to carry on a substantial evidence research. The results show that analytic network process to a certain extent make up for deficiencies in the current market comparison approach,analytic network process apply to industrial,residential,commercial services,commercial and other types of land price assessment and the result of evaluation is more accurate.
