Since 1998, the implementation of housing reform in China since the rapid development of China's real estate market, real estate has become an important pillar industry of national economy, residential real estate industry to increase employment opportunities for rapid development, driven by consumption growth, improve living standards and speed up the towns have played an important role in promoting. However, in some areas of our country, especially medium-sized cities, there has been rapidly rising real estate prices, tight supply and demand, and structural contradiction of the hot issues. In this context, the thesis of the Chongqing commercial housing price factors were studied. Purpose of the study is twofold:First, What are the main factors of the impact of commodity housing price in Chongqing; two of these factors on the price of commercial housing in Chongqing extent of the impact. National Natural Science Foundation project on paper-with the expected urban real estate assessment of the dynamic model, combining features of the city of Chongqing, Chongqing built commercial housing prices in factor system, the use of time-series models, and Eviews software obtained the coefficient of each variable, eventually come to predict the price of commercial housing in Chongqing model function. Main tasks are as follows:1.Analyzed the impact of commercial housing price changes of the relevant factors,and build commercial housing prices in Chongqing factor indicators.2.From the perspective of supply and demand factors affecting selection, the establishment of a time series model by Eviews software factors affecting the regression analysis, concluded that various factors on the price of commercial housing in Chongqing City, the impact factor, predictive modeling.Through empirical analysis, the urban residents per capita disposable income of urban residents per capita savings balance and then the gap between commercial housing supply and the three macro-factors on the price of commercial housing in Chongqing significantly affected the micro level this is ruled out Fangling factors. Final conclusions related to the stable for the real estate market, the proposal to improve people's living standards.
