Urban rail transit is one of the main directions for the development of public transportation in major cities in the world,and also an important force affecting and changing the urban pattern.This is because rail transit has a series of advantages such as large traffic volume,time standard,fast speed,safety and environmental protection,which greatly facilitates the travel of urban residents and alleviates the traffic congestion caused by rapid urbanization.At the same time,it can also cause the change of urban regional pattern,improve the infrastructure level of relevant regions,and improve the industrial base and commercial agglomeration.Not only that,the development of urban rail transit has a greater impact on the prices of commercial housing along its routes.Therefore,urban rail transit has attracted extensive attention from local governments,commercial housing developers,residents and other stakeholders.To study the relationship between urban rail transit and commodity housing prices along its routes,and to promote the benign development of urban rail transit and surrounding real estate development,is of great and far-reaching significance to the overall development of the city.Because of this,rail transit has attracted extensive attention from local governments,real estate developers,residents and other stakeholders.Urban rail transit has a series of advantages,such as large volume of traffic,time standard,fast speed,safety and environmental protection,etc.,which can solve the traffic congestion problem faced by most Chinese cities.It can greatly promote the improvement of the public transport network system of the whole city.In addition,the optimization of the public transport network can improve the convenience of surrounding houses along the rail transit,and effectively drive the development of surrounding areas.Based on the theoretical analysis of relevant literature at home and abroad,this paper takes Wuhan rail transit line 7 as an example to study its impact on the price of surrounding commercial housing.By constructing the characteristic price model,this paper analyzes the spatial effect of urban rail transit on the commodity housing price in surrounding areas from a quantitative perspective,and determines the factors affecting the commodity housing price.And when comparing the price difference in the same region,it clarifies that the macro factors have little influence on the price change.In research,does not consider the macro factors on the impact of commodity residential house value change,only from the micro perspective,select location feature variables,neighborhood characteristics,construction characteristics variables as affect the characteristics of the commodity residential house price,to determine 12 characteristics variables influencing factors,and connecting with the actual data,from sales and real estate development investment,commodity residential commodity residential market price in three aspects,such as analysis of Wuhan rail transit line 7 along the basic situation of the real estate market,the sample data using the characteristics of the price model under the three functions of model forms into SPSS22.0 respectively analyzed,Finally,the linear function model with the best fitting degree was selected to analyze the change rule of commodity housing prices along Wuhan rail transit line 7,and the influence scope and effect of rail transit on commodity housing along the line were obtained.Finally,different Suggestions were given from the perspectives of developers,investment managers and buyers.
