Research Of The Impact Of Building Affordable Housing On Commercial Housing Price

Our state introduces the policies of affordable housing successively in recent years to solve the serious housing problems for the middle and low income groups.However,the affordable housing building frenzy can make influence on commercial house market.The academic circles hold different ideas about that.It reminds us to think that the affordable housing building can cause the price instability of commodity housing market when it solves the housing problems meeting the needs of medium and low-income population.The different economic level of various regions in China leading to the different construction situation of affordable housing.According to the specific situation in specific area,it's necessary to make empirical research and concrete analysis.On the basis of theoretical analysis on the status of affordable housing and commodity housing market in Hebei province,this article makes empirical analysis by using panel data to study the impact of building affordable on commercial housing price.The results of the analysis shows that affordable housing building has inhibiting effect on commercial house market price.Then take the affordable housing building as well as other factors that effect the commodity housing market,and create gray relational degree between the commercial house market price and it's influenced factors to analyse the influence level.And then it is predicted the commercial house market price by constructing the gray prediction model near future.Then table a proposal to the Hebei province government about the affordable housing construction and commercial house market by analyzing the results.The government in Hebei province should increase affordable housing construction and excitation to satisfy the demand of groups low-income people and make the housing market developed steadily.
