| Nowadays real estate is closely bound up with people's daily life. In recent years, government's measures on real estate have been more frequent and severe than ever before, in order to control the price rising and regulate the real estate market. According to these measures, many real estate enterprises are affected by varying degrees on their management. Since China's reform and opening, the economy has maintained steady increasing momentum. Meanwhile, the average urbanization of China is close to 50%, it can even reach 60% in some developed province and cities. Under the influence of these factors, many real estate companies were aware that the sample development and sales model failed to adjust to today's economic environment. They have to change the business models to survive. The purpose of this paper is to study on what kind of business models should the real estate companies choose.The business models of the contemporary real estate industry can be divided into 3 categories:development, commercial real estate, real estate services. Considering the whole economic environment, commercial real estate model should be the best choice to a modern real estate company.Wanda real estate is a successful example among domestic enterprises, which transformed its business model from development to commercial real estate. This paper emphasizes analyzing the advantages of commercial real estate model, combined with the development process of Wanda real estate, intend to offer some help to the companies under the emergency of the business model transformation. And this paper also probes the Easy-entering Erroneous in the process of business model transformation. The conclusion might guide companies under this condition. |
