GIS-Based Research On Real Estate Locational Value

"Location" is an important conception in the field of research on the real estate.Because the real estate is connecting with land, it is necessary to study praedial position value,traffic,virescence,commerce- service and other resource influencing on the real estate locational value. This paper lucubrates to the real estate locational value through combining geographic information system with the related resources influencing on the real estate locational value (traffic,virescence,commerce- service and so on) quantificationally and systemically. The paper displays real estate locational value's spatial distribution of Nanjing's different position via special chart by using MapInfo, Arc/Info and other software, which is convenient for the urban planning personnel,the real estate businessman and consumer to understand the Nanjing's real estate locational value.Firstly, the paper utilizes the spatial analysis idea of the Geographic Information System to abstract the information of resources influencing on real estate locational value, so as to define influence factor and gene, and quantificationally analyses it by using analytic hierarchy process (AHP).Secondly, according as Geographic Information System (GIS),Economics,Geography,the text makes a spatial analysis on each influence factor(gene),studies the law of it affecting the real estate location value, and confirms each influence factor(gene)'s mark.Finally, the paper uses MapInfo,Arc/Info,Excel and other software to analyse spatial distribution of real estate locational value, confirms mark of different position's real estate locational value in Nanjing city, and display it via special chart.
