Research On GIS-based Location Selection Of Old-age Real Estate

Under the background of China's population aging process to speed up,the pension industry is developing rapidly.In city construction,the development of endowment real estate has gradually become the new focus of the real estate industry transformation and upgrading.Now about pension in our country real estate research mainly focused on the endowment real estate development model,experience learning,pension endowment real estate development real estate planning and design,etc.,for endowment real estate location problem research is less.How to sort out the influence factors of urban endowment real estate location involved,how to accurately to function orientation,pension endowment real estate how real estate construction and the coordinated development of urban infrastructure construction and other problems are worth further discussing.For the economy is relatively backward,relatively abundant cultural tourism resources of Guizhou,slam the door to resource consumption to drive economic path and by means of promoting economic and social development is innovation industry of new era under the new normal path of development in Guizhou.This article in view of Guizhou province Guiyang mountain lake area as an example,through the analysis of the elderly living environment requirements,determine the influencing factors on site selection of endowment real estate,building two stage endowment real estate location model,using the GIS spatial analysis method,the problem of site selection of endowment property in Guizhou is studied,so as to provide theoretical basis for endowment real estate project prophase location problem in Guizhou,to relevant government departments in Guizhou to provide decision-making reference in terms of land supply.Based on endowment real estate as the research object,this paper aims to through the analysis of system science method is an in-depth analysis of endowment real estate location problem,feasible conclusions to guide the related subjects to make decisions.The study to determine the object of study,research questions,research scope and the technical route,the endowment real estate location problem involves the related theories,research methods and research status at home and abroad were reviewed,summarized the feasibility of the proposed application methods and limitations.Based on the analysis of the elderly living demand,using literature analytic method of two stage endowment real estate the influence factors of location selection problem.On this basis,to build the first stage endowment real estate investment area selection decision-making model,using the factor analysis method to evaluate rationality of investment area.According to the location problem influencing factors of construction principle,comprehensive use of analytic hierarchy process(AHP)in the early quasi weights endowment real estate specific plot the influence factors of location selection problem,and using entropy value method to modify its comprehensive empowerment of endowment property of concrete block the influence factors of location selection problem give weight.Using space contact element method will be more influence factors associated with GIS layer elements,with space analysis method to build endowment real estate,the mathematical model of location selection problem.Empirical,and introduce the spatial geographic information data of guanshanhu area,guanshanhu area of the city of Guiyang endowment real estate specific plot location problem for empirical research,it is concluded that the Guizhou province Guiyang city guanshanhu area endowment property suitable for land development,provide a reference for the regional endowment real estate development.
