With the increase of people's average GDP and the steady progress of urbanization, the estate industry has taken a guiding and fundamental role in the whole national economy system. The first real estate loan was provided by China Construction Bank in 1985. Ever since then, the real estate industry in China has gained a lot of financial supports from banks. While the industry of real estate is gradually becoming the mainstay industry and a new economy grow field, there are a lot of researches on the topic of real estate finance.In this paper, I begin my research with the question of"How the credit risks of real estate loans do generate", Firstly, on the base of studying the fundamental bubble theory, I analysis the different behaviors of real estate market, banking loan market, regulators and customers, and try to find the origin of the banking credit risks while the bank provides real estate loans. Secondly, from the bank's angle, I try to find some ways to avoid and control the risks derived from the fluctuation of real estate industry by the bank's reform and innovation.This paper follows these clues with questions below:(1)What's role do banks play in the real estate price formation? (2)What determinants do the real estate loans depend on? (3)Why did banks always underweight the highly concentrate risks of the real estate loans? (4)As a modern bank, how to control the credit risks derived from the real estate loans?...
