Capital density is one of the biggest characteristics of Real Estate projects. While almost all Real Estate companies are confronted with shortage of capital, the status in China is that 70% of the investment capital comes from banks, which constitutes hazard for the banks for its simple financial structure, and will no longer fit in current market demand for capital. As the government measures in macro-economic control, taking effect recently, further tighten the conditions for banks in crediting for projects, with the development of the system of financing, project financing will be an important ways to commercial Real Estate projects. Leading project financing into commercial Real Estate financing is reality. Theroy research on optimization of commercial Real Estate financing structure has certain realistic meaning.Being basd on the urgency of the demand of commercial Real Estate project financing, present condition and exist problem and the foundation of elaborating the basic principle, method, characteristic of project financing, the author dint diagrams to have breakthrough on theory research on optimization of commercial Real Estate financing structure, and tries to put optimization of commercial Real Estate financing structure decision making into practice by misty theories method and based on fuzzy compromise multi-goal program and dynamic program. By elaborating the process of optimization of project financing, the author not only puts up his own unique insight to the commercial Real Estate project financing decision making, but also elaborates the arithmetic in order to provide lessons to investors on desion making. .Commercial Real Estate adopting project fiancing is placed in the theory research stage in China. The author expects the textual research can have already thrown the function that the brick leads jade, and pushes innovation in theory and practice on optimization of commercial Real Estate project financing decision making.The textual innovation points lie in,1.
