Capital structure is one of the basic categories of financial management in today's enterprises.Reasonable allocation of corporate capital structure can bring tax benefits for the enterprise,to provide convenient support for the long-term development of enterprises.But in fact,many enterprises in the market take unreasonable capital structure,which has brought huge financial risks to enterprises,thus affecting the financing level of enterprises,and is extremely likely to cause the risk of enterprise bankruptcy due to the fragmentation of capital chain.This one,because the real estate industry by the impact of the project cycle,the real estate industry generally adopted a high debt capital structure,while the real estate market in recent years,affected by the national macro-control blocked the development of capital structure,continuing to use high-risk capital structure can easily bring bankruptcy risk caused by capital chain break.Therefore,we need to optimize the capital structure of the enterprise in time so that it can get healthy and good development.This paper takes the JT Real Estate Company as an example to study the optimization of its capital structure.This paper first summarizes and reviews the related theories of capital structure,and then analyzes the current situation and financial situation of JT company.Through horizontal and vertical analysis on the capital structure of the enterprises,found that the debt scale is larger,the debt structure is not reasonable,unreasonable capital structure,single financing channel and other problems;then through static tradeoff model and fuzzy linear programming,JT company is optimized in static and dynamic state,to solve the optimal capital structure of JT company considering the factors influencing the remaining non quantifiable,constructing the Index system and determining the optimal Capital structure interval suitable for the Enterprise on the basis of the Entropy weight method;finally put forward the optimization suggestion.The rational planning of the optimal capital structure of the enterprise is conducive to the enterprise enjoying the tax saving income brought by the financial leverage,and to the rational planning of the next round of enterprise financing,while avoiding the financial risks brought by the excessive debt ratio.This article also provides reference for other enterprises in the real estate industry to help the real estate enterprises to develop healthily.
