Study On Investment Of Historical Architecture Exploitation

Recently, almost every city begins the renewal activity on a large scale along with the problem that how to deal with the existent historical architectures. On one side, historical architectures with low function always disturb the city's economic development, on the other side, we must protect these historical architectures because of their historical and cultural value. Since the shortage of government's capital, the protection of historical architectures is dissatisfied. On this foundation, protective exploitation and reconstructive recycle become the effective approach to solve the historical architectures' survival problem; historical architectures' marketable exploitation becomes the effective way to solve the problem of protection shortage.This paper focuses on the economical appraisal and risk appraisal of historical architectures exploitation investment. On the foundation of the city image analysis of historical architecture, this paper bring forward the three-class protection system and a new way named protective exploitation and reconstructive recycle to solve the problem of government's shortage of capital. On the foundation of analysis of historical architectures' character, this paper sets up three explore patterns, analyze the particularity of historical architecture exploitation investment detailed. Based on the disadvantage of traditional dynamic appraisal of real estate investment, consulting the popular theory of real option, this paper gives a real optional integrative appraisal method of historical architecture investment.
