The real estate industry is Economic pillar of the industry in China.It has brought about tremendous impetus for Economic Development.But real estate prices is a core issues in the real estate industry.Putting a Rational Price on residential building related to the the vital interests of the people and the survival and development of enterprises;It also related to the national and social stability and harmony.The own views,opinions and solutions to the problem have been proposed for some probloms about commodity residence pricing in the paper.The research content is pricing for residential building by using comprehensive fuzzy judgement and analytic hierarchy process.At this stage,the most frequently method in residential pricing is Market-oriented pricing.Other real estate prices serve as the basis for pricing for residential building.For comparison between the real estate that is need pricing and the real estate in the market.Adjust the price of comparison to estimate the price of the real estate that is need pricing.During this process,the existence of two phases,The fiest one is the selection of comparison.The second one is identifying differences between the real estate project that is need pricing and their comparisons.Adjust the difference to get the final results.In practice,when enterprises are pricing for the the real estate project by using Market-oriented pricing,no matter the selection of comparison,or adjusting differences,they always based on experience, from a sentimental point of view to get the final results.This calculation process is very rough and subjective,it is not convincing.This paper lead comprehensive fuzzy judgement for the defect,First determine the factors that impact the real estate prices,and setting their weight.Second,basing on a large number of market research, calculate close degree between the real estate project that is need pricing and their comparisons.It reflect degree of similarity between the real estate project that is need pricing and their comparisons,by the specific figures.And then,make points for the th real estate project that is need pricing and their comparisons by using analytic hierarchy process.Determine the differences between th real estate project and their comparisons from this score.And get the final results from this score.
