With the continuously maturing of real estate market, its competition is also increasingly vigorous. Viewing through real estate development in our country, it has experienced the district competition, environment competition, and gradually focuses on the culture competition. Now, the situation is that consumers are more and more rational, developers build huge community unreasoningly and the government draws up multi-macro policies to control real estate development frequently.The trend of game among three departments is increasingly clear. I think that how to exactly use multi-cultural factors to real estate development is an important way to balance the game trend. In this thesis, the author takes the culture theory as guide, such as cultural ecology, cultural sociology, and the others, combining with the characteristics of real estate industry, puts forward four main factors that constitute the real estate culture- the cognition system, substance system, the language system and no-language system. On the basis, the thesis elaborates application of the four systems in every stage of real estate development.In order to apply the theoretical analysis to practice, the author uses AHP (Analytic Hierarchy Process) to constitute mode of estimation on real estate culture. The mode based on the actual operation process of the real estate development, which includes three hierarchies, 30 indexes. Because of systematical character of the AHP, we can get each weight of appraising index. Through conclusion of appraise of real estate, the author points out the current misunderstanding of the real estate culture. At the same time, it can give advantage guidance to government in drawing up policies and developers in building real estate culture and the consume in buying house. Finally, combining with the community named"Sainalishe", which developed by China Oversea property, the author finds the mass of result matching reality more physically. Obviously, it explains the rationality of the estimate model; in advance, and can provide important reference for the related sections and persons.In the thesis, the author tries to set up theories system of real estate culture construction, and examine the fulfillment in practice, hopes to benefit government developers and consumers. In advance, I do my best to discover excellent traditional culture in real estate constructions, strengthen the culture of real estate, set up healthy and normative real estate marketing, and the harmonious real estate.
