| The personal housing mortgage loan business of commercial banks in China shows a vigorous development trend.The personal housing mortgage loan business is characterized by its broad fundamentals,relatively controllable risks,reliable collateral and considerable income.Banks have developed this business and their credit scale and income contribution is better,As the development of the real estate market has slowed down in recent years,the growth of the macro-economy has decelerated,the growth of the macro-economy has decelerated,and the number of loan defaults by real estate developers has increased,which has increased the difficulty of risk management of personal housing mortgage loan business.The development of personal housing mortgage loan business of Bank C CD branch started relatively late.In the past two years,.In the past two years,there have been defaults by cooperative developers and loan customers.How to ensure the quality of assets and effectively reduce the non-performing loan rate while carrying out business has become an urgent problem for Bank C CD branch.Based on the development history of personal housing mortgage loan business,credit risk management theory and data analysis,this study found that there were some problems in the development process of personal housing mortgage loan business of CD branch of Bank C,but in order to reflect the problems more comprehensively,it conducted a systematic analysis in the form of questionnaires.The questionnaire study involved the present progression of individual housing and flat mortgage loan business of Bank C CD branch in four aspects of credit risk management: identification,measurement,monitoring and response.This research questionnaire is mainly distributed to the survey objects through paper questionnaires.The main survey population includes employees of CD branch of Bank C,focusing on the management personnel,risk control personnel and credit personnel responsible for personal credit.After the questionnaire survey,it is found that the pre loan survey of developers and borrowers by the bank is not comprehensive enough,it is difficult to obtain and measure credit risk data,and the management level of credit risk measurement within the bank needs to be improved;The formalization of post loan inspection is serious,and the frequency and quality of post loan inspection need to be made better;The inside control process needs to be fully utilized and the monitoring system needs to be promoted;Credit risk response management rules need to be improved,credit risk response and transfer mechanisms are not perfect,and the balance between personal rights and responsibilities and accountability and punishment needs to be considered.Through case analysis and questionnaire analysis,using the theory of credit risk management,the focus of the optimization of personal housing mortgage loan business of Bank C CD branch lies in: strengthening the authenticity management of borrowers’ data and risk prevention and control of cooperative developers,broadening the channels of individual credit assessment technology,making better of the internal credit risk measurement and warning mechanism,making better of the post loan management process,making full use of the risk monitoring of individual housing mortgage loan business,Make better of the response management standard of individual housing mortgage loans,formulate scientific and reasonable accountability and punishment mechanisms and other countermeasures to improve the credit risk management level of personal housing mortgage loan business of Bank C CD branch. |
