Through the development for more than 20 years, the real estate industry has already became the mainstay industry of our national economy. Its growth degree and operation condition is vitally related to the whole development of the national economy. During the current rapid urbanization of our country, the residence need continuously increases. After the reformation of monetary house distribution, the housing market became the main instrumentality to satisfy the urban residence and there is a rising demand-supply in the market. But due to the constrain of the land supply and the irregular market operation The local residential market is inclining too heat at the present, the antinomy in market supply-demand structure is outstanding, especially the outsize city's real estate become the focus of the CPC Central Committee and State Council leadership as well as the topic of the public.In this essay the research object is the house demand and the house supply of Beijing. First of all, this essay analyze the related conception, explicit the relation of the housing market supply-demand and grasp the real supply-demand situation in Beijing residential market at the present by survey; then through analyzing the imbalance in the total sum of market and the supply-demand construction, point out the cause and suggest the solution.The research expresses the total sum imbalance and the supply construction imbalance in Beijing. The total sum imbalance is due to element restrain, time restrain, supply insufficient caused by second-hand exchange obstruction, demand highly rise caused by investment demand, improvement demand and expropriate demand while the construction imbalance is due to government leading, development company decision, supply-demand construction not match caused by the misleading of the consumers' demands.According to the reason, the research put forward the related suggestion :on the one hand achieving the total sum balance by land, simplify the administration proceed, solve the exchange obstruction in second-hand market restrain the investment demand, release the expropriate demand reasonably; On the other hand, strengthens the market operation rules and brings the policy leading role in play to achieve the residencel supply construction balance and the reasonable development in residential market. Thus the Macro control policy of the national real estate can put into practice.Although this research based on the Beijing residential supply-demand, the survey date and the analyze mode are need to perfect and the conclusion has some characteristic and localization, it can use for reference in the similar city.
