This paper takes price theory of the western economic as the basis, discusses the constitution of commodity housing price and the forming mechanism of our country's commodity housing price, systematically analysis the flaw exists in housing price system, in view of both supply and demand are prosperous in present market of commodity housing situations, basing on price mechanism.The paper thinks that the main question of the current commodity housing price mechanism existence is the low degree of housing industry, the management's inefficiency of local authority, the serious congenial of the buyer and the excessively high price of housing, and the price cannot completely reflect the change of supply and demand in the market. Then the paper proposes that as a result of the price mechanism serious distortion, there is no genuine market of real estate in our country at present, and also it is impossible to be a reasonable housing price.The main reason that there is no genuine market of real estate lies in that it is too late to start of housing market, the development is too quick, and this cause that the management system of real estate is not perfect in our country; the main body of housing diversifies; The total quantity of housing commodity falls short of demand; The housing investment structure proportion is not balanced; the development of secondary housing markets is slow and so on, and these questions constitute the origin of housing price flaw.This article in view of the questions exist in the housing market, proposes some related suggestion of policy to straighten out the price of commodity housing, basing on the rationality of housing price. It must reorganize and standard the order of real estate market, perfect the management system of real estate; promote the competition of real estate market; create the local system condition for the authority to positively carry out the regulative measure; cause to establish a science housing construction and the expense pattern, solve the contradictory lies in supply and demand of the housing market; perfect the disclosing system of real estate market information.
