The Study On The Functional Position Of Business Floor In CBD

CBD which is abbreviated from Central Business District has gradually become the most dazzaling landscape of modern urban economy and be representative of the new high of urban economy.Business floor is the carrier of CBD,so its research has been on the agenda.In recent years,the number of business floor continually increases and high-quality business floor greatly appears.The competition of business floor is fierce and oversupplied.Therefore,the question of how to meet the needs of the market and create a competitive,long-term vitality business floor is the focus of attention.But identifying the market demand for market segmentation and finding its functional position is more important.Now there is a lot of study on the functional position of business floor.but these study is direct evaluation on the foreign theory,or simple deduction on the general principles,or to give surface reflects on the practical problems,mostly biased towards theory study,more qualitative,less quantitative and lack of a convincing argument based. This paper which is combinative of qualitative and quantitative introduces the method of functional position of business floor.The main content of this paper is as follows:(1)Proposed the concept of Business Floor Core Industry and made study on the necessity of appearance and mechanism of core industry.Given the three-step method for determining Business Floor Core Industry.The first step is to determine the classification of Business Floor Core Industry and this paper gives a total of 17 industries who often assign business floor.The second step is to determine the evaluation index of Business Floor Core Industry.According to the information at home and abroad,I put forward seven evaluation index.These index which is my personal view is likely not full,but they have greate practical significance and can be revised according to the actual situations.The third step is to determine the Business Floor Core Industry which is a industy or a set of many industries.(2)Proposed the concept of Business Floor Competition which is abbreviated to BFC and made study on the content and features of BFC.According to the design principle of index system,I put forward the evaluation index system of BFC and use the combination weighting approach that combinates Analytic Hierarchy Process(AHP) and Entropy Method to determine weight.This approach combination of qualitative and quantitative,subjective and objective is a good way to determine the weight.And given the BFC model according to the BFC index system.(3)Proposed the concept of Business Floor Competition Index which is abbreviated to BFCI and quantified description of BFC.Given the evaluation method of BFCI and the model of the functional position of business floor.The paper has done a certain amount of work,but much work still need to explore,study and improve.My idea is to improve the evaluation index system of Business Floor Core Industry and BFC and establish a more complete BFC model and functional position model in the future work.What is more,this paper so far is not applied to practice.If possible,applying the research results to practice and impoving this paper in various fields according to the practical application.
