The rising strongly real estate price and the imbalance structure of supply lead up to the real estate markets overheated. It is a hidden trouble to our countries' economic construction and our government had taken notice of it. For the healthy and steady development of the real estate market, Chinese government begins to carry through macroscopically control. These macroscopically control policy express government's attitude of controlling real estate market overheated. Now macroscopically control of real estate market is one of the most pop economic topics.Then, is the macroscopically control effectual? Have the real estate market overheated been controlled? These problems is what the countrymen care. We can scale the effect by observing the change trend of real estate price. But this method has two shortcomings. First, with a vast territory, our country has many cities. The change trend of each city is different. So it is difficult to scale the effect with this method. Second, the real estate price change trend can reflect the market status in a certain extent. But saleroom is also a very important index. So scaling the effect by price change trend is not across- the -aboard.This study considers listed real estate companies are important participant in the real estate market. Their feedback of the market change is hypersensitive. Therefore, this paper adopted the factor analysis method to evaluate the list real estate companies' performance. The result is macroscopically control is effectual, and this effect becomes obvious in 2006. Moreover, this study research listed real estate companies' five performance and analysis causes.
