Since the beginning of reform and opening up, with the influence of transformation of the old cities, industrial restructuring and housing commercialization reform, the suburbanization phenomenon that the central area population and the industrial enterprises and so on are moving to the suburb has appeared in some big cities in our country. It has been promoting the suburb property development that the demand of real estate from outside moving population and industrial enterprises is now shifting to the suburb. Meanwhile, the suburb property development in return creates material space for these population and industrial enterprises. As a result, it is of great realistic significance to explore the relation between suburbanization and suburb property development so as to promote the suburb social economy and develop the interaction of the city and countryside. At present, current research on the relation between suburbanization and suburb property development in our country is only restricted in regarding the description of the population suburbanization and the suburb housing development or the industry suburbanization and the expanding suburb land, lacking a solid quantitative analysis. Simultaneously, the research on the impetus mechanism of suburbanization and suburb property development is mostly restricted in the macroscopic level. Factors such as the role of micro-enterprises and the urban population have not been paid sufficient attention.This article takes the location theory and the urban planning theory and so on as a foundation. Firstly, through the longitudinal comparison of time sequence and the transverse comparison of region and space, the present situation of the relation between suburbanization and suburb property development in Nanjing is analyzed quantitatively from three aspects such as the change of the population suburbanization and the housing location, the change of the industry suburbanization and the industry workshop location as well as the suburb and the price of suburb real estate. Secondly, the impetus mechanism of suburbanization and suburb property development is the effective point of entry of its management and control. The formation of the mutual relation between suburbanization and the suburb property development in Nanjing is not only the procedure of guiding city government regulation standards and policies on the macroscopic, but also the procedure of location choice of citizens, industrial enterprises and property development enterprises. Finally, the article analyzes the influence to urban economy of the suburbanization and the suburb property development in Nanjing from the pro and con aspects, and puts forward some solutions to the negative influence of non-coordinated development of the suburbanization and the suburb property development from the city government's angle of view in order to support the urban economy development by two relational coordinated development.
