Western developed countries stepped into the suburbanization era successively in the 1920s, But the time when the suburbanization phenomena of China happened is relative late, about in the 1980s partial developed regions of China just stepped into suburbanization era. Currently- the suburbanization of residence, as an important facet of suburbanization, is taking on fast developing trend under the influence of many factors. With the unceasing development of suburbanization of residence, exploitation of suburb residence also has runned to large—scale exploitation from the initially small—scale construction.The suburbanization phenomenas of western developed countries all began from suburbanization of residence. As a typical representation of western countries, the suburbanization of residence of America is evidently representational, thus the article firstly analyses the developing process and dynamic mechanism of, and summarize the inspiration that the suburbanization of residence of America brings to us.The developing rules of suburbanization of residence directly influence and restrict many facets of exploitation of suburb residence, for example directions, scale and developing modes, at the same time, exploitation of suburb residence also effects on the development of suburbanization of residence. According to it, the article expatiates the mechanisms of influence exist in each other in theory.Secondly, the article, taking Nanjing city as the case, detailedly analyses the motivations of suburbanization of residence and the factors influencing exploitation of suburb residence, and expatiates many problems exist in suburbanization of residence and exploitation of suburb residence (special annotation: taking Jiangning as the typical region).At last, the article, on the basis of analyzing the supply and demand of commercial buildings and the relative information of crowd buying commercial buildings in Nanjing city, definitely expatiates the developing trend of exploitation of suburb residence, that is enlarging the scale of exploitation of suburb residence. On the basis of contrasting advantages with inferior positions among Jiangning, Xianxi and Pujiang, defines the direction of suburbanization of residence, that is taking Jiangning as the main direction. Subsequently taking Jiangning as the typical case, the article analyses the location choice, arranging style choice, structure of exploitation and planning and designing of residence, and puts forward a good many measures for the harmonious development between suburbanization of residence and exploitation of suburb residence.
