Studies On Xi'an Residential Suburbanization

The space expanding process research of the developed country metropolis turn expresses, Centralization, Suburbanization, Counter-urbanization, re-urbanization are the main phases in the life cycle of metropolis. The residential suburbanization as standing for suburbanization has existed from 1980s in Xi'an, and developed very quickly after 2000s. So studying on suburbanization has a theoretical and practical significance.Firstly, based on literature about residential suburbanization of USA, referring to the different situation of China and USA, analyzes different characters in suburbanization process, extracting experiences of USA, and put forward advices for Chinese residential suburbanization.Secondly, based on literature-collected and investigating, systemic analysis residential suburbanization phenomena from population and house, summaries residential characters in the process of residential suburbanization in Xi'an. The major growth of population is close suburb; the house has characters on region and price. And house region has four characters: along round road distributing, along road distributing, concentrating in developing area and evidently differences of different style house in region. In round road, traffic road and grads, analyzes the house price. And point out such problem of residential suburbanization in Xi'an as plow land engrossment, traffic, extend mode and residential differentiation.Thirdly, there is focusing on qualitative analyze in relate of resident and population in the past. In the base of close suburb'house-sale area proportion and population proportion data, as the guideline of residential and population suburbanization, the paper builds VAR, and quantitative analyzes the relation of them, which identify and reinforce the qualitative analysis conclusion.Fourthly, analyzes the motive mechanism of residential suburbanization in Xi'an in background (GDP and per capital residential area), city planning (Xi'an planning and construction of developing area), policy (land and house system reformation), dwelling conditions (traffic and life establishment) and residential thought.At last, in the base of analysis, and put forward such advices to solving problems in residential suburbanization of Xi'an as strengthen land recourse management, develop public traffic firstly, cultivate city subsidiary centre and construct mix resident.
