The paper takes the demands of real estate market ofChangchun city as study content on the basis of the developmentdemands of real estate industry. The main study contents are as follow:1. For the study problems we take the method of theory andpractice. We set forth the relevant theories of real estate industry andoffer theories and methods to Changchun real estate's operation.According to the environmental characteristics and development statusof Changchun real estate market, we find out the demands factorsaffecting the real estate market.2. We take relevant analysis methods to analyze demands factors.We get the result that the domestic total output value, living salesamount, population, living area per capita, sale price of house andincome per capita shows positive correlation, while the loan interest rateof house shows negative correlation.3. According to the demands factors affecting the Changchun realestate market, we take analysis methods to establish the predict model ofsale amount and sale price.We predict the following four year's sale amount and sale price.Through the analysis of demands market for Changchun real estate, wepredict the development trend of market. We hope we can offer enoughinformation for the business decision of real estate enterprises.Meanwhile, we hope we can supply reference for relevant managementdepartment of government.
