With real estate finance policy appearing, how to solve the financing problem, and how to develop new financing channel becomes the current hot spot. The article chooses the intermediate enterprises as objects to study, which are the most representative in the area in real estate investment.Now, our real estate enterprises lie on the loan mostly. However, only this financing way is not enough for the need of money, especially to the intermediate enterprises. This article is mainly for theory to find the method that suits the intermediate real estate financing ways at the present stage. Firstly, the article introduces the research background, the meaning, the financing concept and theory. Then the article analyzes the merit, shortcoming, policy obligation and cost of different financing ways except the bank loan on the foot of real estate companies, and makes the conclusion that the intermediate real estate enterprises should choose multiple ways to finance, they should also choose appropriate financing ways according to the development stage, and brings forward suggestions that how to improve the ability on financing and how to cope with changeable policy.The practical sense and application value of this article lie in that it has certain practical and learning significance for the concrete financing process of real estate project development by the practical design of financing means and operation current of real estate project and it is favorable to the operation process of the development of real estate different financing ways.
