In 21st century, Human Resource is playing a more and more important role in the development of the enterprises and whether a business's flourishing or not will more rely on the staff's competence for it. So staff training and management will be a matter of significance in Human Resource in the future.The middle-manager in a company serves as a connecting link between the managing decisions and the enforcement. Whether they are excellent or not are a reflection on the management of a company and produce an inestimable effect on the development of a company. Therefore, how to select excellent middle-manager is a key issue that enterprises pay close attention to at home and abroad and the establishment of competence model of the middle-manager will provide important basis for solving this problem effectively.Competence model, a management conception grew up in Europe and the United States in early seventies 20th century which is used to describe a person's latent character to get excellent performance at his post. The middle-manager of a real estate agency at home is chosen as the object of study in this thesis and BEI is mainly adopted to approach their competence character. This thesis also discusses the competence characters that excellent middle-manager need to get outstanding achievement from the angle of theory connecting with the practice and set up a preliminary Competence model for the middle-manager.This thesis first has a detailed statement on the conception, origin, model, application and the development of competence model along with its importance to human resource and the necessity to set up competence model for the middle-manager at a company. With a full knowledge to the company, an analysis to the company's development, the company's management, the company's human resource lever and its problem in managing the staff, the thesis make it clear that competence model is of great importance to manage the staff well. Then the thesis does a deep research on the building-up of the middle-manager competence model in this company. After job analysis, process and key job factors analysis, job materials research, experts' discussion, middle-manager training etc, and it collects the related information, makes a questionnaire and puts it into force with a record. Based on the analysis of the key work process, performance field, performance target and the result of the action interview, the thesis reaches a conclusion about the company that middle-manager competence characters includes the following three respects: general competency, administration competency, management competency. This conclusion can be of great help to the management and development of the middle-manager at a company. Finally, the thesis has an overall review and reflection on this research.
