The concept of competency had attracted greatly attention from enterprise and academe after it was mentioned and now it is the focus of global human resources management. The vast recognition and deep research on the competency model provides a new method for human resources in the modern economic era. Companies apply competency models widely in human resource management, but competency modeling in sales of company is a virgin. Psychological research approaches is used to study on competency modeling in this text. This text probes into Y company Building Sales in competency models, and analyze individual characteristic variable influence of competency models.This research is based on the situation of Chinese Real Estate and the acknowledge to the job of real estate sales. The research is divided into 3 parts, which are there searcher summarized theories on competency and its models,constructing the real estate sales competency model and testing the real estate sales competency model.(1) As the first part of this paper, there searcher summarized theories on competency and its models, and discussed the origin, definition, research methodology and structure of competency, and then gave a retrospect of the research findings and the latest research focuses pertaining to competency both home and abroad, and defined the conception of post competency based on this.(2) Construct the real estate sales competency model. Compiled The Real Estate Sales in Y Company competency evaluated questionnaire The Real Estate Sales in Y Company transition competency model. Then, tested the validity,reliability,item discrimination of the questionnaire. Got the real estate sales in Y company competency model which was based on the construction of the questionnaire at last(3)Tested the competency model by examined the difference in the performance of the different competent real estate sales.This paper has been used such research approaches as following: document collecting, open interviewing, questionnaire investigation, etc. Then work out questionnaire based on the study obtain data from reclaiming the questionnaire. In data processing, utilized the functions of single factor analysis of variance, relevant to analyze etc through SPSS12.0software.The results show that the competency models Real Estate Sales in Y Company include four factors, and seventeen competency items; Individual characteristic variable in competency models have no significant difference; The different grade positions have significant difference in work skills factor and communication factor.Aims to solving the existing problems in the recruitment selection and training development system of the Y company, we established both the recruitment selection applying plan and training development applying plan based on the competencies model. Through which we present operational and practical values of competency model in the enterprise human resource management.We also give a thoroughly thought on the items which need to be carefully considered in the course of applying the competency model to further researching.
