Housing finance is the important component of finance which is the core of modern economy. The stability of housing finance is critical to the stability of people's life and economy and finance. It's necessary to strengthen the study of housing finance risk management.According to the wok experiences of many years, on the basis of deep study on Qingdao housing finance market, through the methods of empirical analysis and comparative study, the author has studied the basic conditions of Qingdao real estate finance market, reflected the status of Qingdao housing finance risk control through the study of Qingdao 2001-2006 relative economical and financial datum and revealed the main problems in Qingdao housing finance risk management presently. In order to control housing finance risk effectively, we should strengthen and perfect housing finance market system, body system, product system and financing policies environment.The innovations in this paper: 1 .the combination of theoretical analysis and the author's realities of work. Qingdao housing finance risk has been subdivided into market risk, moral risk, operation risk, credit risk, interest rate risk and the structure of assets and liabilities risk through the interpretation of four kinds of economic theories.2.the sample survey. The author has chosen 520 debtors with outstanding loans equidistantly according to Qingdao 2007 housing finance market share. The datum is gained through commercial banks' accounts and the results are summarized through the method of simple average.
