The real estate project investment general need large-scale fund and long cycle construction, as well as involves all kinds of risks. To guard against and control the risk of real estate project investment, all sorts of risks, which possibly appears in the process of real estate project investment should be made precisely qualitative and quantitative analysis. We should take the effective and scientific measures to strengthen the risk management.Nowadays, follow with the market economy vigorous development after our country reforming and opening-up as well as the social economy pattern, significant transformation, our country real estate industry has obtained a considerable development, but as a result of constant changing of many factors (for example: politics, economy, technology, social culture, law and so on) which influence real estate industry development, nonstandard development and single investment form of the mostly real estate enterprises, as well as the foreign capital inrush massively after our country joining WTO, the enterprises lack the ability to do what one would like obviously and make mistakes in the process of decision-making when they face the fast changing of the real estate market, the change of domestic and foreign economy, and the national macroeconomic regulation and control. The real estate project investment risk management is precisely to help the real estate enterprises to identify and analyze the risks effectively, fully understand all kinds of risks that will be met, grasp the development opportunities, and obtain good social and economic benefit.This article first introduced basic concepts and the theories of the real estate project investment risk management, for example organization, program etc of the real estate project investment risks management. In this foundation it had drawn out the goal, the object, the content, the method and the significance which this article studies.Second, through to the understanding of the basic concepts, it further analyzed the risks, which face in the entire process of the real estate project investment. It elaborated in detail each kind of risks and proposed the corresponding Countermeasures mainly through five aspects including four stages of the investment decision-making stage, the land-obtaining stage, the construction stage, the sale and rental management stage, as well as the unitary risks. Then it constructed the real estate project investment risk management index system and the model from these five aspects with the method of Fuzzy Analytical Hierarchy Process (FAHP). Three levels of the aim level, the rule level and the target level mainly composed this index system. After establishing the real estate project investment risks management system model, it carried on the demonstration analysis.Then, it comprehensively and systematically established risk-processing method choice system of the real estate project investment, including the detailed introductions seven methods of risk avoidance, risk control, risk prevention, risk retention, risk transfer, risk diversification, and risk speculation, as well as each method's application.Finally, basing the analysis and the research in front, it put forward the Countermeasures and the suggestions to the enterprises engage in the real estate project investment risk management.
