Research For The Risk Management Of Real Estate Project Based On The Developer's Perspective

In today's highly competitive of China's real estate market,it faces downward pressure and continues to be fiercer and fiercer.Residential development projects have been in a steady growth stage,only a few hot cities and regions can foresee the growth of space,most of the city's residential market has become saturated,customer demand for product quality is increasingly high,real estate industry has developed a new trend.The Real Estate Development company,with lack of risk control ability,will be gradually merge or exit the real estate industry.The purpose of this thesis,from the construction process of the more common models and processes,is to identify the risk factors of real estate projects so that enhance the real estate company's operational capability from the construction process of the more common models and processes.Through the work breakdown structure,expert investigation,the causal diagram,risk event identification method,process analysis and other methods of risk identification research work on real estate projects,this thesis,constructed in the process of real estate project,generates a list of common risk real estate project.The list Summarizes of risk factors,risk factors described in the risk cause analysis,and other key information about the scope of the risk.In this thesis,the probability and impact of the risk of the project are evaluated by the method of expert scoring method and risk assessment matrix,and the list of engineering risk assessment is output.Through the analysis of the implementation of the joint audit plan,the change strategy implementation analysis,the risk of delivery before the organization under the conditions of the project risk response.Based on these theories and practice,this paper is expected to improve the level of risk management of real estate projects,the income level of real estate projects,and promote the new challenges of risk management under the new situation.
