The Research And Application Of Risk Management On The Real Estate Projects

In recent years, the rapid development of the real estate industry has become one of Chinese pillar industries, which has an important influence to our country economy development, However, owing to the real estate investment projects have high capital investment, policy sensitive and long life cycle, the real estate project development unpredictable factors increased, so as to the real estate business facing more inevitable risks, but most of the enterprises in our country are slow response to risk, lack of effective risk prevention measures, and there is no systematic management of risk. Thus the risk management of real estate project is urgently necessary and has realistic significance for research and practice.This paper is based on the real estate projects, according to domestic and international risk management theory and real estate projects in research and application of risk management, and using methods commonly used to identify the risk of real estate development project life cycle process to identify the risks, including the decision to invest in research and land acquisition phase, and procedures for the early stages of planning and design, project and construction phase of the project rental and property management of all phases of risk; followed by a discussion of the main methods of risk assessment, last discussed the risk of major initiatives to deal with. At last selecting the item XX real estate as a research,in the use of risk identification of the item XX and the use of analytic hierarchy process(FAHP) method of risk assessment and take some major initiatives to deal with.
