The real estate industry is our basic industries and pillar industries of the national economy, the real estate development activities, there are many risk factors, the event, these risk factors may make real estate developers losses, or even suffer a fatal blow. Therefore of great significance to study the risks of real estate investment. Risks of real estate development will help to raise awareness of the risks to the environment to adapt to the development of the market economy, full of change and uncertainty; help to improve risk management of real estate development projects, proper risk loss prevention control; conducive to the use of risk mechanisms that regulate and promote the development of the real estate industry.This article is based on this starting point, from the point of view of real estate developers, the of Changtai real estate company in Yulin ShangJunYuan project investment risk management, research, analysis, evaluation of the risk factors that exist in the real estate development activities proposed prevention measures to the theoretical value and practical significance. In this paper, the characteristics of the ShangJunYuan project, the basic form of real estate investment and risk characteristics; qualitative analysis of the risk of policy influence the success or failure of the real estate investment risk, social risk, economic risk, technical risk and natural risk factors. This article first financial indicators analysis method, breakeven analysis, sensitivity analysis of the risk of investment projects still County Court quantitative analysis; then the characteristics of real estate investment companies, real estate development in the various stages of the risk factors comprehensive analysis of the study, the use of fuzzy comprehensive evaluation method based on analytic hierarchy process, analyze and evaluate the risk of the project.Through this study, further evidence of the decision-making stage and the early stage of the development of risk management in real estate development, the greatest impact of the risk of the entire real estate development process. Decision correct or not related to the success or failure of the project as a whole, through the scientific use of the decision-making methods and tools to make optimal decisions, in order to ensure that the real estate project achieved good social and economic benefits.
