As China's urbanization process speeding up and the transformation of the old city increasing, urban real estate relocation access into the rapid developing stage, which brings series of problems. One of the most prominent problems is still the compensation. Regardless of the monetary compensation or exchanging the property rights for the real estate, the core is a reasonable appraisal. The appraisal should not be the amount of compensation directly, which should be determined in consultation of the parties. However, the amount of monetary compensation should be required under the real estate appraisal according to terms of the location, use, area and other factors. So a reasonable real estate appraisal determines a reasonable compensation to some extent. This thesis researches on the specifications of the relocated real estate appraisal and the perfect of the technical norms of the appraisal, and it is committed to the rationalization of the relocated real estate appraisal, so as to safeguard the legitimate rights and interests for the households and to promote the development of the harmonious society.This thesis includes five parts. The first part is the introduction, which mainly introduces the related background, the current status of the research in China and the foreign. The second part includes the price and its impact factors of the relocated real estate. The third part describes of the particularity of characteristics, principles and methods in the relocated real estate appraisal. The fourth part divided the relocation into two parts, non-public interests and public interests, and it proposes that relocation of non-public interests should be implemented in full compensation, so we should use the Market Comparison Approach, the Hypothetical Development Approach and the Cost Approach. The relocation of public interests should be achieved reasonable compensation. In order to achieve reasonable compensation, we should use the Market Comparison Approach, the Cost Approach and the Income Approach. The fifth part summarizes the thesis's innovation, significance and inadequacies.
