Studies On The Reconstruction Model Of Urban Village Based On The Game Theory

Urban village is an inevitable product under China's national conditions and economic development.Reconstruction of the urban Village is a complicated system,for it involved in the planning,construction,investment returns,management systems,and countermeasures to participates in the transformation of the economic interests of all parties.Firstly in this paper,we analysed and concluded the urban renewal theory and practice at home and abroad,focusing on the reconstruction model of urban village.The standpoint of reconstruction of urban village is the balance of interests of the three principates—the government,village residents and developers.In our appion,essence of the reconstruction of urban village is the regulation of mutual relations between the three,so as to achieve balance of interests.By the analysis of the interests and interaction between the three participates,this paper applies game theory to build up a dynamic model of urban village improvement to analyze the game principle of the ralated bodies, and it concludes three models:government-oriented reconstruction model; village-oriented reconstruction model;developer-oriented reconstruction model.In addition,this paper makes a deeper analysis on the developer-oriented reconstruction model,takes a look on the means and balanced pattern of intersts.Based on the front fingings,this paper studied the practice and compared the advantages and disadvantages of the three different models.Finally,we put forward policy recommendations, considering the reconstruction of urban village against the background of urbanization on a rational manner.
