Research On Reconstruction Model Of Urban Village In China

The urban village is a special phenomenon formed by the fragmented land system in the process of urbanization in China.The core of the transformation of the urban village is the distribution of benefits.At present,the government has introduced a pilot program for the use of collective construction land for the construction of leased housing projects,opening a window for the direct entry of collective land into the market,and also providing a new solution to the transformation of urban villages.Taking the reconstruction of the urban village of Qingling Street in Baishazhou,Hongshan District,Wuhan City as an example,this article aims to focus on the two key points of the transformation of the urban village—the use of land and capital,as well as various entities—collective economic organizations,The game among members,capital owners,and municipal governments conducted a systematic study of the transfer model of land use rights in urban village.This paper classifies the land use rights transfer form in the transformation of the village in the city,and first divides the land transfer mode of the transformation of the urban village into two categories:"the transfer of the right of the right" and "the transfer of the right".From the perspective of participants and capital sources,the transformation model of urban village was summarized as government-led reforms,developers' interventions,and villagers' self-remodeling models.Using the game theory model,we theoretically analyze the transfer of collective land use rights and the transformation model of urban village,and conclude that the government allows collective land to enter the market directly,while the village collective as the main body implements land transfer,and the interests of multiple parties can reach relative levels.Balanced preliminary conclusions.Taking the Qingling Street of Baishazhou Area in Hongshan District of Wuhan City as an example to conduct an empirical analysis,the measures,methods,and characteristics of the transformation of the urban village of Qingling Street were summarized and summarized.It was found that the transformation of the area mainly achieved land transfer through land acquisition and comparison.The model of urban-to-village transformation in Guangzhou and Shenzhen identified the inadequacies in the transformation of Wuhan's urban village and put forward a tentative plan for the optimization of the transfer of collective land in the transformation of urban village in Wuhan.
