Along with the real estate finance development in our country, mortgage became the most important way to buy a house property for the residents. The account volume of individual housing mortgage loan in the bank has occupied higher and higher proportion and has more important influence to the bank capital quality. From 1998 to 2005, individual housing loan provided by our country's 16 state-owned commercial banks and the joint-stock commercial banks altogether increases to 184 billion Yuan from 42.6 billion Yuan, grew nearly 45 times. Following the foreign experience, plus the lack of the individual credit system, the risk on individual housing mortgage loan has been possibly around the danger zone of the risk explosion periend.The article summarizes domestic and foreign achievemennt in the default risk research about individual housing mortgage loan. Combined with the personal credit reality in the real estate domain of China, we constructed the risk assessment index system from five variable dimension, then take Hangzhouness as the research objective, use SPSS statistics software and the AHP method, to make judgement and appraisal to the default risk of individual housing mortgage loan in Hangzhou. The findings showed that the default risk of the whole market is low, the paying off ability mostly to be in the normal level for the Hangzhouness, but there still is certain potential risks. Based on the research results , This article also proposed Countermeasure and the risk prevention suggestions, which is useful for both the government and the financial organitions.
