With the development of economic system reform and initial establishment if operational mechanism, policy, laws and decrees in the socialist market, our country's realty business has made considerable progress along with the development of entire national economy. Especially after many years of macro-control, realty business has entered into stage of relative rapid, stable development and become a pillar industry in the national economic development. Realty business has inevitable high risk because of its enormous investment amount. Avoiding or slowing the investment risk, probing the possible effect on the development of realty business of the macro-control and constructive land control has great significance for promoting the stable, orderly, healthy development of the realty business. Therefore, this paper gives relative research results according to a series of empirical study and analysis.1. This paper collect relative data about six index on investment of realty estate, development, selling, etc., in 1996-2005. By data analysis, we give the current situation and evaluation of our country's realty business. We also study the basic discipline of our country's realty business combing with the development experience of foreign realty business.2. We propose the index system possibly affecting the development of realty business. Considering many of factors, this paper carry out the principal component analysis for the corresponding index system and get seven main effective index.3. Using mathematical software such as Excel, SPSS, Matlab, etc., we carry out the tendency analysis for the statistical data and establish the corresponding regressive equation. By transverse comparison and analysis with foreign, we evaluate and anticipate the current situation and trend of the development of our country's realty business.4. Because the beginning of our country's realty business is late, relative management, supervising and control system is deficient and statistical data, analysis sample is little, we use the grey forecast method in the grey theory, taking the principle of combing qualitative with quantitative, we propose a simple grey model to observe the development scale of our country's realty business, then we can provide a theoretical support for the macro-control of our country's realty business.
