Therefore, a rapid and practical method of risk assessment is very necessary.Based on the analysis of foreign industrial real estate development and the our own the characteristics and problems that exist in industrial real estate, the writer gives a system research and analysis to risks of the development of industrial real estate in China from the perspective of developers. Overall, the paper summed up China's industrial real estate risk characteristics, the identification of risk factors, the construction of industrial real estate risk indicator system and the composite risk assessment model based on a fuzzy evaluation and control interval memory model (FCIM). Finally, of the model apply to a real example to prove that the model can be convenient, accurate to industrial real estate projects for risk evaluation.Based on CIM, using fuzzy approach to change qualitative evaluation to quantitative issues, the improved model can quickly calculate the industrial real estate project's comprehensive risk assessment. It's an effective solution to the numerous risk factors and complex risk assessment. |
