Study On The Index System Of Land Utilization Benefit Evaluation Of "Happy Farmhouse" In Chengdu Area

"Happy Farmhouse" is an important way to rural land saving and intensive utilization, which combines agriculture and service industry. This special land use way originated in Chengdu and develops rapidly, and is positively helpful to raise peasants ' income, transfer rural surplus labor, drive the development of related industry, boost the new rural construction and solve the problems in "agriculture, rural areas and peasants ", but it does not keep developing balance internally. Therefore, in order to discuss the land utilization benefit of "Happy Farmhouse" in different developing degree in Chengdu area, the establishment of evaluation index system of "Happy Farmhouse" has practical significance.According to the acreage, business scale and economic benefit, 50 "Happy Farmhouse" of high, medium and low levels in plain area (Pixian County, Wenjiang District, Jinjiang District), hill area(Longquanyi District) and mountain area(Dujiangyan City) were chosen as the samples in field survey. Then 50 managers of "Happy Farmhouse", 150 peasants and 250 tourists there were visited with questionnaires designed, according to the proportion of 1 sample point: 3 peasants : 5 tourists. And the basic data of the "Happy Farmhouse" development in Chengdu area was get , as well as the data to validate the index system.On the basis of actual situation, 14 indexes in economic, social and ecological fields were confirmed to evaluate the deleping degree of "Happy Farmhouse" in Chengdu area and its internal regions through Delphi. They are profit per m~2/year, tax paid per mVyear, peasants'income increase/year( in 1 km~2), professional training rate, share of characteristic plants, cognitive rate of water pollution,etc. The data from field survey in Jinjiang District was used to vadidate the evaluation index system of "Happy Farmhouse" deleping degree in plain area in Chengdu as demonstration. On the basis of it, the evaluation index systems were put into application. The 50 "Happy Farmhouse" land utilization samples in different types were divided into mature, middle mature and less mature classes, and proportions of the three classes are similar. In accodance with the systematic, specific and feasible principles, 27 indexes in economic, social and ecological fields were confirmed to evaluate the land utilization benefit of "Happy Farmhouse" in Chengdu area and its internal regions through Delphi. They are land output rate, putput value rate of capital, land rent per m~2/year, labor absorbed per m~2/year, proportion of peasants whose incremental income between 100-500 yuan, cognitive rate of village is more clean and tidy, virescence rate, share of flower(grass) plants, waste emission per m~2/year, etc. For validating the evaluation index systems, the analysis of economic, social and ecological benefits of "Happy Farmhouse" land utilization were carried out by using the evaluation indexes.The results of validation indicated: In general, the land utilization benefit of "Happy Farmhouse" of different developing degrees in Chengdu area and its internal regions showed the features as mature class > middle mature class > less mature class. In mature class, the land utilization benefit in hill area > plain area > mountain area. In middle mature class, the land utilization benefit in plain area ~ hill area > mountain area. In less mature class, the land utilization benefit in plain area > hill area > mountain area. It was consistent with the reality and showed that the index systems could reflect the land utilization benefit of "Happy Farmhouse" in Chengdu area well.They also indicated: The typical indexes of land utilization benefit of "Happy Farmhouse" in Chengdu area were land output rate, labor absorbed per m~2/year and virescence rate. The typical indexes in common in plian, hill and mountain areas were cognitive rate of village is more clean and tidy and share of flower(grass) plants. Besides, the typical indexes in plian area was proportion of peasants whose incremental income beyond 500 yuan, the typical indexes in hill area were share of arbor, ognitive rate of sight is destroyed and exhaust emission from cars m~2/year, the typical indexes in mountain area were proportions of peasants whose consciousness of enterprising, maketing and environment protection, water possession ratio and cognitive rate of water pollution.For improving the "Happy Farmhouse" land utilization benefit in Chengdu area, scientific planning and construction combined with suburb surrounding should be considered in plain area to keep the development of "Happy Farmhouse" land utilization stable, more drumbeating and innovation needed in hill area, and in mountain area, overall exploiture and reasonable planning should be taken into consideration to make it sustainable, as well as environment protection.
