Abstract/Summary:
China has been the country which attracts the most foreign investment over the world in the last 16 years. Real estate industry has also been the second industry which attracts most foreign investment in China. The increase of foreign investments in our real estate industry is caused by the character of capital, the rapid growth rate of China's GDP and the Real estate industry and the RMB appreciation. Along with the development of foreign investments in China's real estate market (both in development field and consumption market), the impact of foreign capital and how to make decision to deal with it are arising as ahot topics at this moment.The foreign capital,which participated in the development and consumption of properties, can be divided into four types: foreign direct investments, non-resident institutions and individuals,foreign claims of Real estate industry and foreign real estate investments fund.They came into China's market through different ways and affected our market by different operating patterns. Foreign investments has promoted the development of China's real estate industry,which also can make an impact on China's real estate enterprises and intensifing the competition of the market by its advantages.Also,the excessive hot-money investing in China would blow up the Real estate price-bubble and aggravate the financial risks.Based on the analysis of the foreign investments in China's real estate maket, the experience learning from the foreign experience in the real estate market regulation of foreign investments and the analysis of the related foreign investments policies which has been issued in past several years, we can put forward some advises on how to make taxation policy,finance policy and foreign exchange policy. We suggest that legal method and policy method are both important for our government to supervise and regulate the foreign capital in our real estate market. Only on this way, can we make good use of the foreign capital and avoid their bad influence to develop our real estate industry..
