Since the reformation and opening up , We have made great achievements in absorbing foreign investment in which the real estate industry became the main areas and quickly rose to the second largest foreign investment in industry. the nature of Capital seeking benefits or the national economy and real estate industrys rapid development, international real estate financial environment and appreciation of the RMB and other factors make the influx of foreign capital in Chinas real estate investments in various fields have been expanding . With this trend intensified, What is the effect about foreign capital on China real estate and how to deal with real estate finance become the hot issue.Through different channels to enter, because of their different mode of operation the foreign investment have had a different effect on our real estate market. On the one hand, promoting the development of Chinas real estate industry, the entry of foreign capital has brought cooperation and learning effect, help to improve the management leve and update the investment philosophy; It also improve the capital structure of real estate enterprises, help to promote its continued development; to avoid the spread of investment risk, and promote the formation of self-running system of the real estate business; brought more investment tools and ideas in real estate financing, and promote capital market development in China; the other hand, As competition intensified, the inevitable result of the local real estate business is certain impact. Excessive hot money bubble exacerbated the industrys financial risks. Large inflows of foreign capital restricted the effectiveness of macroeconomic regulation and control, increasing the difficulty of the state regulation; boost real estate prices, increase real estate price fluctuations; but also increased the pressure on RMB appreciation; as There is a certain foreign speculative purposes in an attempt to use the vulnerability of emerging markets and deliberately for speculation, they want the dramatic fluctuations in order to obtain benefits and so on.This article attempts to use international comparisons and analysis, summarize the success of other countries how to deal with foreign investment into the countrys real estate experience and its corresponding capital management, analysis the importance of foreign investment in Chinas real estate market, and even the effect on our entire national economy. Clear the current state of development and foreign investment position ,its entry into the channels and methods, combined with the actual situation in recent years, try to search for a way to profit and avoid loss as a more safe and reasonable utilization of foreign capital.In this paper, through analysis of foreign capital into Chinas real estate market to give the following recommendations:Encourage foreign investment focus on China second and third tier cities and inland cities in the real estate market. Actively encourages foreign investment in the urban transformation of these cities, improve the quality of local real estate business and management level, in particular, to promote the growth of real estate services.Encourage foreign investment to diversify our property. In addition to continuing to encourage foreign investment in large commercial centers, office buildings, the investment can be extended to the industrial real estate projects, five-star hotels. But residential investment restrictions should be given to avoid the waste of land.Strengthen direct cooperation with foreign. The fundamental purpose on attracting foreign investment is to improve the overall strength of the real estate business. Therefore, the direct foreign investment should be focused on strengthening cooperation with foreign,put the positive impact of active business entities to Chinas industries, through such direct cooperation, to really enhance the overall level of Chinas real estate industry, the purpose of promoting the healthy and rapid development of real estate.
