The development of the real estate industry is the urgent problem of any country and the region, however, the uncertainties of investment in real estate and association with the economic development is a serious impact on the development of real estate。Over-slow or over-fast speed in real estate development will in turn bring great negative impact on the national economy。How to make the development of real estate coordinates to the national economy is what all governments are very concern about。After more than 10 years' development of Shanghai office market have become the country's most mature and developed regional office market。These factors, including macroeconomic situation, the drive effective of he 2010 Expo, WTO effect of continuing to play, the demand of high-end modern service industry, international economic, financial, trade and shipping centre to speed up construction, and its comprehensive advantages in Shanghai, has laid a solid foundation for the sustained and healthy development of the Shanghai office market。Office market is an important segment market of overall real estate market, and also is a barometer of urban real estate market and economic development。But the current real estate market research mainly concentrated in residential real estate, commercial real estate, the office market in particular, is still inadequate on the research of domestic Scholar real estate market segments。This article firstly recalls Chinese and foreign scholars' research results of the office market. It has applied regional economics, urban economics, real estate economics, regional planning, urban land use theory, and has done a more comprehensive study on Shanghai office market distribution , market supply-demand relations, the price operation of office market, the law of office market development. The results show that there are some problems, including unbalance of the development of class A and B market, foreign hot money speculation, the overall development of overheating, office land auction system imperfect, and so on, when shanghai office market developing rapidly。Based on analyzing these problems and the reasons why these problems appear, the paper gives some recommendations about making balance between class A and B office market development, strengthening the control on foreign hot money, eliminating over-heated development of the overall market, improving the land auction system of office market。...
