| Compared with the Western developed countries, China's commercial real estate starts late.Since 2000, the first commercial real estate appeared in Beijing, Shanghai, Guangzhou, and several other highly developed areas, then it spread through the whole country rapidly. National Bureau of Statistics data shows that, after 2001, China's commercial real estate investment grows to the rate of 33 percent an annual, which exceeds the growth rate of domestic residential investment in six percentage points, and the commercial real estate investment accounts for proportion of real estate investment was increasing year by year, only in January to May of 2005 there started the commercial real estate projects in the total area about 134 million square meters, which the investment grew 38.7 percent. With the national commodity for the housing industry introduced a regulatory policy in 2006, a large of developer transited to commercial real estate. However, as Chinese commercial real estate is not yet ripe development, there were many problems in the course of actual operation:for example,market positioning inaccurately,modular development,neglecting follow-up operations,operating mode loopholes,a single channel of financing,the lack of corresponding talent and so on, all that problems Serious restricted the operation and development of our country's commercial real estate.The fundamental purpose and role about the research of commercial real estate's business model, is to increase the project developer's operational efficiency and help them to gain competitive advantages.On the basis of fully understanding the historical development and status quo of commercial real estate at home and abroad, in light of China's actual situation, and site visiting the operation of specific enterprise, I research focus on the development status quo and the problem of China's commercial real estate, the business model of commercial real estate in our country, and the solution to the problems. I hope that, accordingly these data and words, our government departments can standardize the development and business of China's commercial real estate further, while guiding the vast commercial real estate developers as a substantive role, and can provide a theoretical basis about development and success of our country's commercial real estate in the future to some extent. |
