Research On The Foreign Investment In China Real Estate And Regulatory Proposals

How to effectively monitor the foreign investment of real estate field has become the focus of attention in recent years. This paper is trying to solve the problem.This paper analysis the international real estate investment theory as the entry point,then does a detailed research to the motive of foreign investment. And do a summary of the performance of foreign investment in China's real estate specific areas from the access channels and operation modes. On this basis, this paper gives the concrete influence of foreign investment in China's real estate industry in four classification analysis, which are foreign direct investment,foreign banks investment, small financial institutions, individuals investment and foreign real estate funds. Meanwhile, in light of China's specific conditions ,providing effective proposals of supervision of foreign investment after the comparative analysis of the foreign countries'policies about foreign investment monitoring.This paper is the expansion of international investment theory, as well as a useful supplement for real estate investment theory。Through the analysis of the foreign capital's access channels and operation modes in current China's real estate industry, it is good matting for deeper analysis after the study too. In practice,through the policy analysis of foreign countries in the regulation of foreign investment, and the specific development facts of China's real estate industry, we can provide reference for the government to draw up a more effective regulatory policies.
