The real estate industry is a key field and essential section of the socialist marketingeconomy, and has been grown into a pillar industry of national economy. With the rapiddevelopment of China’s economy, there is an increasing prosperity in the real estate industry.However, it has been become a hotly disscussed issue that the high housing price, resultedfrom the prosperity of the real estate market, leads to such a result that the housing problemof families with low or middle income has been highlighted.The characteristics of the real estate market and its important position need thegovernment to intervene itself. The role of the government in the development is absolutelynecessary. In the face of high prices, many relevant policies have been promulgated toregulate and intervene by the government, but the actual implementation of the effect of thesepolicies is just passable. Based on the analysis of monetary policy, tax policy, land policy andadministrative policy, this paper intends to analyze the problems and shortcomings of thesepolicies from the view of regulation and control policies established in recent years,takingHebei Province as an example to analyze the influence the government regulatory policieshave on the real estate market and housing consumption behavior, and in final, the paper triesto give some relevant methods to improve the real estate market.
