| Along with the rapid development of industrialization and urbanization, developing industry has becoming the important approach to keep provincial economy growth at high speed. However, because of the particularity of industrial land on the development of China provincial industry economy, the land grant system of industrial land in our country is mainly oriented by agreement at present. In order to invite business and investment, to boost the regional economy and also to gain Governments' achievement achievements, different levels of local governments have generally adopted a strategy of attracting investment by forcing price down competitively, causing many negative consequences to the industrial land market as well as its management. In order to avoid extensive land-use of industrial land, we must discuss and study the reasonable distribution and management of industrial land actively.Industrial land is the main land-use type of construction land and an important component of urban land. The reasonability of the use of industrial land directly concerns the ups and downs of city and the development of the city. Especially, in the condition of the limited existing urban land as well as the hindered spatial sprawling in cities at present, reasonable distribution and management of industrial land affect the current situation of urban land utility in our country. It is very essential for pushing city sustainable development by improving using efficiency of land, strengthening government's macro-control of industrial land and perfecting functioning mechanism of industrial land market. It is both have strategically and practical significance.The thesis is divided into six parts altogether. The first chapter is an introduction which presents the main problems studied in this thesis. On the basis of introducing the research background and meaning, this part summarizes the research status of industrial land both at home and abroad, and then points out the research way, research content and structure. The basic concepts, theories and research framework related to industrial land are introduced in the second chapter, including location theory, land rent theory, and urban land planning theory and land pay law theory. In the third chapter, on the basis of studying the natural conditions, economic and industry development of Wuzhong district, we summarize the experience of industry in the target region by describing land utility state in Wuzhong District. Chapter four gives an analysis of the price and its mechanism formation of industrial land in this area. Chapter five analyses the management policies for industrial land from aspects of threshold supply, price management, intensive-use of industrial land and the supervision after its marketizational distribution. In the sixth section, in foundation of drawing advanced experiences from abroad, Hong Kong and Taiwan in the areas of industrial land management, some relevant policy suggestions about industrial land management are put forwarded by analyzing the development model, the price mechanism formation and some related price policies on industrial land. In the conclusion part, it points out the innovation and deficiency of this article, and proposes some the forecast of the future research.. |
