Industrial land is the basic factor of industrial production. It is used for the construction of factories, warehouses and other supporting facilities. As a production factor, its price directly affects the price of follow-up products. Therefore, the price of industrial land has drew attention of government, enterprises, and consumers. Many economists had made a lot of theoretical and empirical study on it . In recent years, with the continuous development of economy and society, the scarcity of land resources have become increasingly prominent, the use of industrial land is under tremendous pressure from space and environment, the contradiction of land supply and demand has gradually appeared. According to the adjustment of urban planning and the principle of industrial restructuring, the existing industrial enterprises in urban centers should be used for services. Guangzhou Nansha Development Zone, as one of the two existing zones, is relatively the concentrated area for not only industrial land, but also industrial production and scientific and technological innovation, so the demand of industrial land maintain s a sustained growth.Under the above-mentioned background, our study is in the angle of the government ,and build up industrial land valuation model. This paper analyzes the price of industrial land in Nansha District, its relevance with population, area, Industrial total production value in different streets, and find out its problem in the use of industrial land. Through the study of theory of industrial land ues, the main factors affecting industrial land's price are chosen, the problems of current valuation method are analyzed. Wih the main factors and its represent index which were already determined, the paper use Delphi way to get the weight of index, use standardization and linear transformation to get the value of the index. Finally, the paper establish Nansha industrial land valuation model, and define the purpose, significance and applicability of the model.The paper also select some typical cases to verify industrial land valuation model, then compare the new Land analyzing result with the original, eventually it can prove the establishment of industrial land valuation model is reasonable and feasible. This model form the industrial land price resuit which adapt to economic, social and environmental development of Nansha District, and is advantageous to the industrial restructue.The model provide a relatively reasonable premium to industrial land valuation. It offer a heip not only the intensive land use and conservation, but also reasonable allocation of industial land.
