The late twenty years witnesses a boom in the real estate in China. As the real estate industry makes a substantial contribution to the advancement of the National Economy, it has been playing one of the vital roles for the economy. Besides, it's also a motivating force to drive the relevant industries. However, some problems are prevailing in the national market with the steady growth of the industry, especially in those metropolises. Both high level of skyrocketing price and housing vacancy are the main concerns nationally.With the help of both theoretical analysis and the empirical analysis conducted, this dissertation is aimed to discover the potential connections between housing vacancy and price. The first part consists of several routine sections including macroeconomic background, creativeness, significance, researching methods and theories related. Chapter two mainly analyzes and summarizes papers and dissertations published concerning theoretical and empirical vacancy researches with vacancy-related definitions and definition difference between home and abroad. Thirdly, the general situation and characteristics in China' real estate market are investigated. In addition to a brief introduction of Shenzhen's real estate market, regression analyses are conducted to demonstrate if there is any relation between housing vacancy and price in the fourth part. Following, reasons of the current situation are list. According to those analyses, a gross conclusion of Shenzhen' real market is made. For solving the current problems, some proposals are put forward for the policy-making government and individual real estate developers in Chapter 5. The last chapter is making conclusion and expressing further investigation expectation with deficiency of it. Compared with the former research results and based on the comparison between Chinese and foreign vacancy rate, a new statistical system is urgently needed for solving domestic problems in the real estate market.
