It is known to all that real estate business already becomes a important cornerstone in our country development stage。In persistent overheating simultaneous, we also can see the empty space purchases。Marketplace environment change forces enterprise to pay attention to the selling problem。Price is one of the most important factor of middle。How to make the reasonableness dwelling house price becoming the difficult problem of real estate enterprise urgently。This paper aims to discuss the method of setting residencial building price model based on the Hedonic price method theory to avoid risk。The thesis is based on the Hedonic price theory。Frist,to find out the factors which affecting the the price of Wu Han City commercial apartment,then ascertains the variable by the Principal Components Analysis。Second,put some data in the Hedonic price model carrying out the average price。Last using the family type modulus law , orientation modulus law, makes every set of dwelling houses price。The thesis follows the way from fundamental theory to empirical analysis and combines quantitative analysis and qualitative analysis。On one hand, the thesis describes the basic theory of Hedonic price,on the other hand to find the Hedonic price model by some detail data。It will be useful for enterprises to make their investment decisions in market。...
